Go to market well ahead of construction

278-bed purpose-built student accommodation with a 275m² commercial unit, porter’s lodge, and public realm improvements. The 0.26-hectare site is located 0.5 miles from Wimbledon College of Arts, with strong tram connections to Wimbledon and Croydon.

The project focused on early stakeholder engagement to support Hollybrook's design development and identify issues ahead of construction, clearly communicating the range and quality of student accommodation on offer, and creating marketing-ready content that could be deployed online to attract a global student audience.

Mezzino required a strategy that allowed the scheme to be marketed well in advance of completion, enabling students to secure accommodation for the upcoming academic year.

The brief called for comprehensive imagery of all room types and the building exterior, alongside immersive VR tours of student rooms and communal spaces.

We developed a VR tour from the earliest design stage, showcasing all room types and the shared kitchen. This was used throughout the design process to resolve layout and finish queries and to secure stakeholder approval on materials and colour schemes.

Once approved, the VR tour was refined into a final marketing asset and integrated into Mezzino’s online platform.

The project resulted in a coordinated set of high-quality CGI imagery and immersive VR tours, accessible online from anywhere in the world.

This approach streamlined stakeholder approvals, enabled Hollybrook to transition seamlessly from design coordination to sales and marketing, then allowed Mezzino to engage students early and globally.
